This 350 year old Cornish farmhouse holiday home oozes character and charm. It has been sympathetically restored and features original slate flagstone floors, natural wood doors and oak flooring. The enormous farmhouse family kitchen is fitted with handmade solid wood units around a large racing green AGA cooker, a really special place to gather the family for leisurely meals whilst planning the days ahead. A separate utility room and rear hall has lots of space for storing any amount of boots, coats, and beach equipment or even pushchairs. This area includes a washing machine and tumble dryer. There is access to a large downstairs bathroom, with fitted shower over the bath. This facility is ideal when returning from a day surfing or playing on one of seven award winning local sandy beaches. A steep wooden staircase from the farmhouse kitchen leads up to a large triple bedroom right under the eaves. With sloping ceilings and views over the gardens to the sea at Porth, this makes a great family or teenage bedroom. Three steps up from the kitchen you will find a spacious and comfortable family sitting room. This beautiful room has many original features such as a settle built into the fireplace which houses an enormous Hunters wood-burning stove. The ground floor accommodation is completed by a separate second sitting room ideal for children, with games and books. This room has double French doors straight out to the charming walled front garden. Stairs lead from the central hallway to the first floor where the master double bedroom has an en-suite shower room. There is a further double bedroom and two twin rooms. These bedrooms are served by a large stylish family bathroom with wet shower area. The extent of outdoor space is simply breathtaking, with lawns, paddocks, sheltered walled garden and superb summerhouse located on the paved swimming pool area. This provides an extra kitchen area to make drinks and snacks whilst whiling away hours by the pool. One step leads up beneath a timber archway to the seating area at the rear with period furniture, comfortable leather armchairs facing the wood burning stove and a window overlooking the sunny terraced area.

A narrow winding staircase leads up to the delightful bedroom with a canopied beam ceiling, rustic pine floorboards and a king-size bed. A skylight allows visitors to watch the stars at night. A small en-suite bathroom W.C. with wash basin and a bath with hand shower fitment completes the accommodation.

The owner regrets that only adults will be accepted because of the potential danger of the river.

Accommodation overview: About 5 miles from the lovely sandy beaches of the Camel Estuary and the fishing village of Port Isaac, this attractive end of terrace 18th century cottage, recently renovated is set in the peaceful unspoilt village of Chapel Amble.

Fronted by a small village green, the cottage is entered through its own walled and gated patio area with seating and a path that leads to the covered porch way. From here the front door opens directly into a pleasantly light living room with a slate floor, a dining suite next to a bow window overlooking the patio and comfortable seating arranged before the feature stone fireplace.

Leading off to one side there are four steps that lead into a new kitchen. At the rear of the living room a door leads into a utility room with laundry facilities and W.C. and hand basin, and access to the rear courtyard where half a dozen steps lead up to a raised terrace providing a sitting out area; small children require supervision.

Rather steep carpeted stairs lead up from the dining area to the first floor landing where there are a bathroom W.C. with hand basin and shower over the bath and two pretty cottage style bedrooms. There is a master double bedroom with pine furniture and a smaller twin bedded room, both looking out over the village green.

There is off road parking for two cars directly outside the cottage and the pub and village store/post office are 50 yards away. The surfing beach of Polzeath and the sailing centre of Rock where there is a foot ferry to Padstow are within a ten minute drive, and there is horse riding and an 18 hole golf course available close by. Wadebridge, 3 miles, has a good selection of shops, pubs and restaurants and there is also a sports centre and bike hire to explore the Camel Trail.

Situated at the end of a footpath it is an ideal venue to unwind. The cottage has steps down to the sandy beach, shared with a neighbouring property. The south-facing garden with two terraces, ideal for al fresco dining and sun bathing, is bounded by a stone sea wall which rises from the rocks and beach below.

Gorran Haven is a pretty fishing village set in an Area of Outstanding Natural Beauty with general store/bakery, post office, restaurant, pub/hotel and a public mooring in the harbour in the summer months. The Lost Gardens of Heligan are a 10-minute drive; the Eden Project and the Georgian port of Charlestown are both approximately 30 minutes away.
