South Cornwall is one of the most beautiful areas of the West Country and you will be a short drive to many beaches sheltered coves and fishing villages. There are attractions to suit most tastes and these include the Luxulyan Valley a World Heritage site 2 miles away National Trust property Lanhydrock House and Gardens The Eden Project Tall Ships and Charlestown Lost Gardens Of Heligan Bodmin Moor Tate Gallery at St Ives to name but a few. Leisure facilities: hot tub on patio area. Farm activities: see calves in the fields a miniature pony watch the milking and collect chicken eggs. There is also the owners kitchen garden with most vegetables and fruits available for guests. Outside: explore 35 acres of woodland ideal for bird watching with a large enclosed pond perfect for fishing. Amenities: ample parking. Bed linen and electric included. Internet access available. 2 dogs welcome however please bring beds for them. Location: beach 4 miles shop 2.5 miles and pub walking distance. The accommodation is spacious and comfortable forming the main part of the house and offers THREE bedrooms: 1 double with single 1 double and 1 twin. Bathroom: with shower over bath and WC. Accommodation overview: Perfectly positioned in a quiet setting on the edge of Bodmin Moor, this traditional stone detached barn conversion sits within a peaceful rural valley and is perfectly situated for those who wish to get away from it all. Accessed via a long driveway, the property is set to one side of the owners stone farmhouse and within an area of outstanding natural beauty which offers an ideal rural retreat.
With parking adjacent to the property, a stone footpath leads the front door which opens into a warm and cosy dining room, with a large a wood burning stove that warms the whole house. To one side of the dining room an open archway leads into the well equipped kitchen and to the other side of the dining room an archway leads into a spacious living room with comfortable lounge seating, large flat screen television, character vaulted ceiling and panoramic windows providing views across the garden and valley beyond.
A door leads from the sitting room into a sun room, which houses a wonderful sauna as well as the equipment that’s required for the garden and swimming pool. A perfect place to leave coats, flip flops or wellies. On one side a doorway leads into a downstairs separate shower room with steam shower, WC and basin. The French windows from the sun room lead directly onto the patio, with large swimming pool heated via solar panels. The patio also leads round to a large private hot tub, garden chairs and loungers.
A small gate from the patio leads into a garden where fish like to swim in the character ponds with rockery and plants. A large wooden table and chairs, parasol and BBQ sit alongside the ponds and are available to share with the owners next door.
To access the bedrooms, an inner hallway leads from the kitchen and provides a carpeted staircase which leads to the first floor with three separate bedrooms. Two double bedrooms with en-suite bathroom with miniature hip-bath, shower over, WC and basin. One twin bedroom with additional single captain’s bed with pull out bed beneath.
Locally there are many excellent walks, fishing, golf and pony trekking available, and a network of graded cycle trails through the ancient Cardinham Woods close by, as featured on BBC Countryfile. The old county town of Bodmin with a selection of shops, pubs, leisure centre, golf club and Steam Railway is about a 20 minute drive as is Lanhydrock House and Gardens. The village of Blisland, 5 miles, has a local store/P.O. and traditional pub facing the village.
The beautiful beaches and fishing villages of the north and south coasts are within a 40 minute drive and there are many glorious gardens and visitor attractions such as the Eden Project within easy reach. Water sports and fishing are available at Siblyback Lake nearby. A real bonus for this peaceful rural location is the easy road access to both A roads providing an ideal base for exploring the whole of the county.

Accommodation overview: With superb harbour and coastline views from the garden, this grade II listed traditional terraced cottage with accommodation on three floors is tucked into a traffic free area known as The Warren lying in the heart of the picturesque fishing village of Polperro.
Set to one side of a narrow lane that forms part of the South West Coast Path, this quaint cottage benefits from its own unique sun terrace and summerhouse and retains great charm and character with low beamed ceilings and doorways.
Sharing an outer front door and lobby, the inner glazed door opens directly into a rustic beamed kitchen/diner with a bespoke galley kitchen, pine dining suite with a glimpse of the harbour and at the rear, a compact shower room W.C. with hand basin.
A rather steep and narrow rope railed stairway leads up to a cosy sitting room on the first floor with a board and beam ceiling, comfortable lounge seating including a sofa bed, an electric log effect fire and the sound of the sea filling the window. There is also a stable door opening out to a railed flight of ten steps that lead down to the pedestrian lane from which the cottage takes its name and offers an alternative, slightly easier access to the property.
A further steep staircase continues up to the second floor and two cottage style bedrooms; the master bedroom with a 4ft double enjoying a bird’s eye view overlooking the working fishing harbour and a small single bedroom at the rear with trundle bed. There are electric convector heaters in both bedrooms.
From the latter, a low door gives access to the rear hillside garden with nine steps that lead up to a sheltered paved patio and a further nine steps continue up to a south facing wooden sun deck with summerhouse and glorious views over the harbour, rugged cliffs and far out to sea. Young children and pets will require supervision outside.
There is one reserved parking space in the main village car park just under half a mile away and approximately a 10 minute walk - there is no vehicle access to the property however a luggage taxi service is available.
The many cafes, restaurants, pubs, galleries and local shops are close at hand as is the Heritage Museum of Smuggling and Fishing. Seasonal pleasure boat trips depart from the harbour, and the coastal footpath offers fine walks eastwards to Talland Bay & Looe, and westbound to Lansallos & Polruan.
There is a small sandy beach that sits outside the harbour walls and is accessible during low tide, and further beaches can be found along the coast at Talland, Lantivet and Lantic Bays. Looe is 4 miles by road and Fowey 7 miles via the Bodinnick ferry. This property can be rented with next door but one Warren Cottage for larger parties.
