The original farm dates back to the 9th century and two barns have been skilfully converted into high quality holiday accommodation, combining many original features with every modern comfort. Walk almost from the doorstep down to the River Taw where herons and kingfishers are often found on the waters edge, or take a stroll through the woodland and catch site of red deer. The nearby historic town of Barnstaple is just fifteen minutes drive away and choice of wonderful sandy beaches are within easy reach. Meadow View and Taw Valley Cottage offer a peaceful and relaxing setting from which to explore all that North Devon has to offer and are ideal to book together for extended family and friends.

This stylish barn conversion is a wonderful retreat away from the hustle and bustle of everyday life. In a peaceful setting surrounded by beautiful Devonshire countryside within the owners 400 acre farm bordering the River Taw, you are able to purchase a permit to fish on the river by prior arrangement. An expanse of glass windows and doors brings the outside in, and the open plan living area features exposed stonework and vaulted oak beams. The contemporary furnishings are complemented by slate flooring and a cosy corner with comfy sofas has far reaching views over the surrounding hills and valleys. There is a single bedroom together with a stylish modern shower room on the ground floor, and a staircase rises up to the galleried landing and the double bedroom where a unique window frames the panoramic countryside scene. There are many walks leading directly from the cottage or a choice of stunning North Devon beaches just a thirty minute drive away or perhaps you would prefer to head inland to beautiful Exmoor National Park. Ideal for couples, small families and friends there is also the advantage of being able to book Meadow View together with Taw Valley Cottage for larger groups.

Hamilton House is situated in the heart of this coastal village and within approximately half a mile's level walk to the wide pebble beach and sea. The house is situated in a private no through road at the end of which starts the level footpath that leads to the beach and is an ideal holiday venue for families with small children. The footpath itself is a delightful walk through the fields and alongside a stream before reaching the extensive pebble beach with rock pools, car park, delightful tearooms and a shop.

Branscombe is undoubtedly one of East Devon's most sought after coastal villages, situated just inland from the Jurassic Coast, the World Heritage Coastline along Lyme Bay and nestling amongst some of East Devon's most glorious countryside, much of which is owned by the National Trust and designated an Area of Outstanding Natural Beauty.

Branscombe is a delightful village with two popular public houses, the Masons Arms and the Fountain Head both serving excellent food. The Old Bakery tea house and gardens are only a 10 minute stroll. There is an ancient parish church that dates back to the 11th century, three National Trust properties, the Old Bakery, the Manor Mill and the Old Forge, and a post office/convenience store.

To either side of the wide beach, the coast rises to cliffs, which are in the ownership of the National Trust. There are spectacular walks in both directions - either the South West Coast Path towards Sidmouth or alternatively, the shorter but undoubtedly more scenic and dramatic cliff walk to Beer. This walk was recently voted one of the top 50 most scenic walks in Britain. There are various other scenic walks in the area.

The historic market town of Honiton is just nine miles away, famous for antiques and lace. The coastal resorts of Beer and Sidmouth are approximately 10 and 20 minutes away respectively, and other resorts such as Exmouth and Lyme Regis are a 30-minute drive. The city of Exeter is only a 30-minute drive with its cathedral, shops, theatres and restaurants, and the property is only 45 minutes from Dartmoor. Hamilton House can be reached via a direct train from Waterloo or Clapham Junction to Axminster (2.5 hours) and a 15-20 minutes' drive from Branscombe.
