Accommodation overview: Little Cotton Farmhouse is set in 3 acres of land in a beautiful tranquil location at the end of a country lane yet just 5 minutes drive from the famous naval town of Dartmouth. The Farmhouse and adjoining Barn have each been sinsitively reconstructed in recent years to provide a very high standard of accommodation whilst retaining many of the traditional features and characteristics of the original buildings.In spite of the rural location Little Cotton is easily accessible and close to local facilities - the 'Park and Ride' bus service into Dartmouth, as well as the town's Leisure Centre and largest supermarkets (Sainsburys and Lidl) are within a short walking distance. Little Cotton is an ideal retreat for families with a range of facilities available to keep children of all ages entertained. There is a large grass area for ball games with small child friendly goal posts, a 12' trampoline (with safety enclosure) and an activity fort with swings, climbing frame and slide will keep them busy for hours! Additionally there is an indoor play area with a multi-activity table (tennis/snooker, football etc), many board games, a wide selection of toys for all ages, books and colouring and various outdoor games (balls etc). There is even a large tub of spare wellies, just in case! Wii Games Stations are provided in both properties making it ideal accommodation for any time of the year (Christmas decorations are also provided). Whilst each of these areas can be seen from both properties there is also a picnic bench - with picnic crockery provided - from where parents can sit and watch their children.From the courtyard an opening leads through to a natural meadow and pretty pond, with picnic benches to sit and enjoy the wildlife. With picture postcard looks, this pretty little thatched cottage is situated just to the edge of Braunton in the pretty hamlet of Heanton. Sitting beside the 16th century Church of St Augustine, in the centre of a row of three, Monks Cottage retains all the charm and character of its age with low ceilings, steep staircase and heavy oak beams throughout, please mind your head! The front entrance is directly off the lane and opens into a spacious hall with an array of books and lots of room for coats, walking boots or buckets and spades. In the cosy living room comfy sofas surround an inglenook fireplace with wood burning stove and a separate dining room has large oak table and corner seating. The pine kitchen is well equipped and overlooks a lovely sunny cottage garden, private and fully enclosed. As might be expected in a property of this age the family bathroom is on the ground floor.
